What does a Marbella listing need that others don’t?

It has to work for someone who isn’t here. Most homes sold in Marbella are resales, many come with a previous owner’s décor or need updating, and more than a quarter of home sales in Málaga province go to buyers who live outside Spain. A 3D model, a viewer link and AR explain the home before anyone books a flight.

That is the gap we fill. From a single floor plan, with no photos and no site visit, we build a furnished, to-scale 3D model of the home. The renders, the interactive viewer and the augmented reality all come from that one model, so every view matches.

Who buys on the Costa del Sol, and how do they decide?

Foreign nationals made 37.01% of home purchases registered in Málaga province in Q2 2026, the second-highest share in Spain after Alicante, according to the Colegio de Registradores. Across Spain as a whole, British (6.99%), Dutch (6.94%) and German (6.11%) buyers made the most foreign purchases that quarter.

In practice, the international buyer in Marbella tends to:

  • search from home and pack the viewings into one short trip;
  • decide with a partner or family who don’t always travel;
  • compare several similar properties in a couple of days.

A viewer link and augmented reality on their own phone reach the person who stayed at home. And a furnished model helps buyers remember which villa was which after six viewings in two days.

Marbella: villas, penthouses and resales

  • Villas with terraces and porches in Nueva Andalucía, the Golden Mile or Elviria. We model each floor separately, terraces included, and buyers can walk the living room or porch at real size in augmented reality.
  • Penthouses and apartments near Puerto Banús or on the beachfront. The value is in the terrace, so the model shows its size and how it connects to the living room. Sea views are not modelled: your photos show those.
  • Homes that need work. On the same model you can show new finishes and furniture with virtual staging, labelled as a virtual recreation.
  • Villas and developments sold off-plan. Less common in Marbella than in Estepona, but every unit type can be shown in 3D before it is built; see off-plan 3D visualisation.

Estepona and Benahavís

Estepona is where off-plan selling happens on the western Costa del Sol. Its 888 new-build sales in 2025 were the second-highest of any municipality in Málaga province, behind only Málaga city, and more than Marbella, Manilva, Casares and Benahavís put together. For developers here, the useful deliverable is every unit type in 3D, with AR for the sales suite and a link for buyers abroad.

Benahavís is the opposite: 711 home sales in 2025, almost all of them resales. Think villas on large plots in gated communities, often furnished to a previous owner’s taste. A complete model with virtual staging shows the house as a buyer might live in it. We model the house and its terraces in detail; gardens and pools only if they appear on the plan.

Mijas, Fuengirola, Sotogrande and Málaga

Mijas recorded 3,190 home sales in 2025, mostly resales of villas, townhouses and apartments in its coastal urbanisations. Fuengirola, more compact and urban, had 2,169, with new build at 28.6% of the total; flats are the norm, so a colour 3D floor plan often does the job.

Sotogrande belongs to San Roque, in Cádiz province, which recorded 1,018 home sales in 2025. Villas and marina apartments there sell to a largely international clientele, the same profile as Marbella.

Málaga city is a different market again: 6,301 home sales in 2025 and an average registered price of €3,401/m², up 14.7% year on year (Colegio de Registradores, 12 months to Q2 2026). Flats and new developments dominate, so a 3D floor plan or developer unit types usually fit best.

Frequently asked questions

Do you visit properties in Marbella?

There is no need. Home View 3D works remotely from the floor plan: you send it as a PDF, an image or the listing link, and we sort out questions by video call, email or WhatsApp. Turnaround doesn’t depend on anyone driving anywhere, so the complete 3D model arrives in 3 to 5 working days, whether the home is in Nueva Andalucía, Benahavís or Sotogrande.

Do you work with agencies in Nueva Andalucía, Puerto Banús or San Pedro?

Yes, with any agency or independent agent in Marbella and along the Costa del Sol, because Home View 3D only needs the floor plan. Prices are the same everywhere: from €490 + VAT per home, or €418 per home with the 5-home portfolio pack. The demo, one room in 3D with augmented reality, is free.

How much does 3D rendering cost in Marbella?

With Home View 3D, an extra 4K render on an existing model costs €90 + VAT, and the complete 3D model with renders, viewer and augmented reality starts at €490 + VAT. Can you model a large villa over several floors?

Yes. Home View 3D models each floor from its plan, and the price depends on the home’s total floor area, all floors added together: €490 + VAT up to 150 m² and €690 + VAT up to 300 m². For villas over 300 m², we give you a fixed quote before we start. Our demo case is the upper floor of a villa.

Do you also cover Estepona, Benahavís and Sotogrande?

Yes. Home View 3D works from the floor plan, so location makes no difference to price or turnaround: the same packages apply in Estepona, Benahavís, Mijas, Fuengirola, Sotogrande or Málaga, and outside the Costa del Sol too. Each area has a different mix of villas, apartments and new builds; the sections on this page explain where 3D fits in each one.

Can buyers who can’t travel view the home in augmented reality?

That is what it is for. With our viewer link, buyers tour the home room by room from their sofa in London or Stockholm, then place it on their table in augmented reality on an iPhone, iPad or Android phone, with no app. It doesn’t replace a viewing before they sign, but it helps them decide whether the trip is worth making.

Can you show what a dated villa would look like renovated?

Yes, as long as the proposal can be drawn on the plan. Home View 3D models the home and applies new finishes and furniture to the same model, so renders, viewer and AR all show the renovated version. Virtual staging costs €60 + VAT per room; if the layout changes, we quote first. In the listing, label the images as a virtual recreation.

Is the viewer available in English?

Yes. Our viewer for the demo case runs in English and Spanish, with translated room names, and we work with agencies in both languages. For buyers who speak neither, the viewer still makes sense on its own: they spin the home, tap a room to step into it and open it in augmented reality, with very little text involved.
