What is the housing market like in Málaga city?
A market of flats, with plenty of new building across the province and rising prices. Málaga city recorded 6,301 home sales in 2025, 1,038 of them new builds, according to Spain’s Ministry of Housing. Its average registered price reached €3,401/m², up 14.7% in a year, according to the Colegio de Registradores.
Unlike Marbella, the city is dominated by flats in multi-storey blocks, new-build developments in growing districts such as Teatinos or the western seafront, and older flats in the centre and established neighbourhoods sold for renovation. Each calls for a different output from the 3D model.

What do developers, agents and renovators in Málaga order?
- Developers. The province is third in Spain for new-build home sales. To sell off-plan: every unit type in 3D, with a viewer and augmented reality for the sales suite and for buyers who reserve remotely. We explain it in solutions for developers and in our guide to selling off-plan property in Spain.
- Estate agents. In a two- or three-bedroom flat, the floor plan explains more than ten photos. A colour 3D floor plan solves the layout, and the complete model adds renders, a viewer and augmented reality for higher-value homes.
- Renovations. Older flats tend to have very compartmentalised layouts. On the model you show the current state and the proposal, with new furniture and finishes, before asking builders for quotes. More in architects and interior designers.
Who buys in Málaga, and how do they see the listing?
Málaga city mixes local first-time buyers, investors and foreign buyers. Across the province, 37.01% of home purchases in the second quarter of 2026 were made by foreign nationals, according to the Colegio de Registradores, although the city accounts for only 18.09% of the province’s sales: most of the market is on the coast.
For buyers who live in Málaga, augmented reality is mainly a sales suite or office tool: the home at 1:20 on the table while you walk them through the development. For those searching from abroad, what works is the viewer link by WhatsApp or email, which opens on any phone with nothing to install.

Frequently asked questions
Do you need to visit the flat or the site in Málaga?
No. Home View 3D works remotely from the floor plan: you send it as a PDF, DWG or image, or as a link to the listing, and questions are handled by video call, email or WhatsApp. With no travel involved, turnaround is the same in the historic centre, in Teatinos or anywhere else: 2 to 3 working days for the 3D floor plan and 3 to 5 working days for the complete model.
Do you work with developers in Málaga city?
Yes. Málaga is the third Spanish province by new-build home sales, and Home View 3D has a package designed for off-plan sales: every unit type in 3D with renders, a viewer with a unit-type selector and augmented reality for the sales suite, with a fixed quote and delivered in 7 to 10 working days. Details are on our page for off-plan developers.
Can you model an old flat in the centre from a hand-drawn plan?
Yes, as long as the plan is legible. Home View 3D works with scanned plans, photos of a sketch or plans from the Catastro, Spain’s land registry maps. Without dimensions, we need at least one reference measurement or the approximate floor area, and we estimate the rest from the scale (≈). With that model you can show the current state and a renovation proposal on the same geometry.
How much does 3D rendering of a flat in Málaga cost?
It depends on the floor area and on what you need: the 3D floor plan of a flat, with a colour top-down plan and a furnished isometric view, or the complete 3D model, with renders of each room, a web viewer and augmented reality. Home View 3D sends you a fixed quote once it sees the floor plan, and the price is the same in Málaga as anywhere else in Spain.
Do you also work in Torremolinos, Rincón de la Victoria or the Axarquía?
Yes. Home View 3D works from the floor plan, so location changes neither price nor turnaround. Torremolinos, Benalmádena, Rincón de la Victoria, Vélez-Málaga, Nerja and any other town in the metropolitan area are quoted on the same terms. Our Costa del Sol page has the sales data for each town and the kind of job that fits best.
Does the 3D viewer work on my agency’s website?
Yes. Home View 3D delivers the viewer with an iframe code that you paste into the property page on your website, plus a link to share by WhatsApp or email. It cannot be embedded inside idealista, which only accepts approved multimedia providers, but you can upload the renders and the colour floor plan there as listing images.
How accurate are measurements from a plan without dimensions?
They are approximate. When the plan has no dimensions, Home View 3D works out the scale from a reference measurement, such as a standard door or the total floor area, and estimates the rest. That is why we mark those areas with ≈. When precision matters, for a renovation or an off-plan sale for example, we work from the project’s dimensioned plan or from your own measurements.
Shall we see your flat or your development in 3D?
Send us the floor plan and we will send back one room modelled in 3D with augmented reality, free and with no commitment.
