How much does it cost to have a 3D floor plan made?
Having a 3D floor plan made in Spain costs €100 to €800 per plan from a studio, depending on realism, furniture and floor area, and €40 per floor on an online platform. A furnished plan at standard level costs €250 to €400; photorealistic plans with materials, light and shadows start at around €400.
Two different products often share the same name. A 3D floor plan is an image: the layout seen from above or at an angle, with floors, cut-away walls and furniture. A 3D model is the geometry of the whole home, and the floor plan, the renders, a viewer your buyer can spin and augmented reality all come out of it.
This guide is about the first. Buyers who cannot fly out for a viewing read the layout from the plan, so it is worth knowing what a fair price looks like before you order one per listing. BoxBrownie, CubiCasa and Pedra are online platforms or apps; the rest are studios and photographers working in Spain. Only tucasaapunto.com and Home View 3D state outright that the price excludes VAT; with the others, ask, as Spanish VAT is 21%. renders.es describes its prices as estimates, and inmofotomadrid.es adds that each quote depends on the project. CubiCasa draws the plan from a scan you make on site with its app, so someone has to visit the property.

“3D floor plan” covers very different products. This table sums up what each price band usually includes, based on the sources’ own descriptions.

What makes a 3D floor plan cost more or less?
Nine factors explain almost every difference between quotes. The third column says how to handle each one when you ask for prices.

Can you get a 3D floor plan for free?
Yes, if you draw it yourself. Sweet Home 3D is free and open source, and Floorplanner’s free plan lets you draw a layout and see it in 3D. The cost is your time and the result: on its free plan, Floorplanner exports images at 960 × 540 pixels with a watermark.
For your own use, such as trying out a layout or a renovation, that is a sensible choice. For a listing, image quality and the learning curve usually tip the balance towards a provider. If you are tempted by an AI tool instead, read what AI can and cannot do with a floor plan first.
Where does our 3D floor plan fit?
Home View 3D charges €149 + VAT per floor up to 150 m² and €219 + VAT up to 300 m². That includes a colour top-down view and a furnished isometric view in 4K, the 2D plan redrawn cleanly and 1 round of changes, delivered in 2 to 3 working days. It sits at the basic end of the market, but it comes from a real 3D model.
Coming from a model has two practical consequences. The top-down and isometric views match each other because they are two cameras on the same geometry, not two drawings. And if you later want renders, a viewer or augmented reality of that home, for an off-plan development for instance, the model already exists.
There are also cases where we are not the best choice. If all you need is a quick top-down image of a resale flat to complete a listing, a €40 online platform may well be enough.
How do you get comparable 3D floor plan quotes?
Ask every provider the same questions and compare the answers, not just the figures.
- Price per floor and the floor area limit of that rate.
- Views included: top-down, isometric or both.
- Whether it is furnished, and in how much detail.
- Output resolution and file format.
- Whether dimensions, floor areas and room names are included.
- Rounds of changes included.
- Turnaround in working days and the price of a rush job.
- Whether the price includes Spanish VAT.
- Whether someone has to visit the property, or the plan is drawn from existing drawings.
- Whether it comes from a 3D model you can reuse for renders, a viewer or augmented reality.

Almost nobody prices a 3D floor plan per square metre: it is priced per floor, with floor area bands. homestagerdesign.com sets its price for floors of about 60 m², and Home View 3D has two bands: €149 + VAT up to 150 m² and €219 + VAT up to 300 m². If your home is larger than a provider’s band, get the price in writing before you order.
What is the difference between a 3D floor plan and a 3D model?

What do I need to send to order a 3D floor plan?
The floor plan as a PDF, JPG or PNG, or a DWG if you have one, plus the approximate floor area or one reference measurement to fix the scale. A furniture style is optional: if you do not give one, the studio proposes it. Home View 3D works from that material alone and delivers the 3D floor plan in 2 to 3 working days, without visiting the property.
Can a 3D floor plan be made from a plan without dimensions?
Yes. Without dimensions, measurements are estimated from the plan’s scale and any known size, such as the width of a door, so the resulting floor areas are approximate (≈). Home View 3D built its demonstration case that way, a Costa del Sol villa of about 75 m² indoors, and says so on the page. With a dimensioned plan from the client, precision is higher.
Can I use a 3D floor plan on Spanish property portals?
Yes, as an image: a 3D floor plan is a JPG or PNG file you can add to a listing on idealista or Fotocasa, to your website or to a brochure, just like a photo. What portals restrict is embedded 3D tours: idealista only accepts approved multimedia providers. If you want buyers to spin the home, Home View 3D gives you a viewer on your own link for your website and messages.
Are there AI tools that make 3D floor plans?
Yes. Some platforms turn the image of a plan into a 3D render for under €1 per image: at pedra.ai it costs 2 credits from a €29 a month plan with 100 credits.
